Watermint, Cabinteely is a high end development of 13No. apartments and 2No. retail units over basement carpark, on a compact site in Cabinteely Village, overlooking Cabinteely Park. The design team have created a building proposal, whereby the buildings fabric, form and orientation are carefully utilized to work with the environment. Maximising the use of natural daylight was fundamental in the apartment layouts, all of which have south facing living rooms and balconies. There are floor to ceiling windows on the south facade, but glazing has been restricted on the north, east and west facades to eliminate heat loss. The RC frame will employ Ecocem concrete made from recycled waste material. A central biomass pellet boiler will be employed. Air tightness, and heat recovery ventilation will ensure minimum heat loss. Hot water will be supplied to each apartment via a solar thermal collection cells located on the roof of the building Rainwater will be harvested to irrigate the landscaped courtyard.
Highly efficient induction hob will be fitted for cooking. Overall the fabric of the building and the glazing systems have been specified to achieve very high U-Values. Careful consideration has been given to interior fitout, ensuring clever storage solutions are incorporated throughout. Poggen Pohl Kitchens are specified, and the bathrooms have floor to ceiling natural stone tiling.
